Same job, three names

Volunteer owners making sure common property is maintained, contractors are covered and owners can see where the levies went. Your state's law gives the committee its name; ComtyLink works the same way under all of them.

We Get It

Running a building as volunteers is hard work

Requests arrive by text, email and notes in the lift

Residents report through a QR code or the resident portal, and every request is tracked to done

Nobody remembers which plumber was called

Requests become work orders emailed to the contractor, with the whole history on the job

The building's records live in the last chair's inbox

Records belong to the building, not to whoever is on the committee this year

Inspections happen, but nobody writes them up

An inspection template on a phone, a photo against any item, and the report generated for you

Is that contractor actually insured?

Insurance certificates with expiry dates, and a weekly email about anything expiring in the next 30 days

Residents miss the notice taped up in the lift

Notices go to residents by email and stay on their resident portal

What the committee gets

Everything one building needs, in one place

Maintenance requests and work orders

Residents report an issue by QR code or the resident portal, with photos. Accept the request, send a work order to a contractor by email, and file the quote and invoice against the job.

Contractors

One list of the trades you use, with their insurance certificates and expiry dates. Contractors sign in and out at the building by scanning a QR code, with no app, and you get an email when they arrive.

Inspections

Build your own templates, walk the common areas with a phone and add a photo against any item. Findings become maintenance jobs, and the report comes out as a Word document for the committee.

Assets

A register of the building's equipment, from the lift and the fire panel to the pool pump, with make, model, serial number and photos, linked to every maintenance job done on it.

Notices to residents

Post a notice to the resident portal and email it to residents, now or on a schedule. Send it to everyone or to a group you've tagged, such as owners or committee members.

Records that survive a change of committee

Requests, work orders, invoices, inspection reports, contractor history and documents such as by-laws and minutes belong to the building. When the people running it change, the new ones find it all there.

“The QR code for residents to raise issues has been a game changer.”

FAQ

Committees — your questions answered

Is ComtyLink for strata committees, owners corporations or body corporates?
All three. They're the same job under different state laws: a strata committee in NSW, an owners corporation committee in Victoria and a body corporate committee in Queensland. ComtyLink works the same way in every state, with no per-state setup.
We don't have a building manager. Can the committee run ComtyLink itself?
Yes. Whoever runs the building day to day, such as the chair, the secretary or a volunteer, gets a building-manager login that we set up with you, with no per-user fee. That login sees every request, job, contractor and inspection for the building. Other owners and residents use the resident portal to report issues and read notices.
How does the rest of the committee see what's happening?
Through reports. Whoever runs the building builds a Word report for the dates the committee asks about, covering maintenance, inspections, contractor sign-ins and more, ready to edit and send before the meeting. Committee members who live in the building can also be tagged as residents, so notices and documents can go to the committee alone.
What does ComtyLink cost for one building?
$1 per unit per month, billed quarterly, with every feature included. A 50-unit building pays $600 a year ($150 a quarter). There's no setup fee, no per-user fee and no minimum.
What happens to our records when the committee changes?
They stay with the building. Maintenance history, work orders, invoices, inspection reports, contractor records and documents belong to the building, not to a committee member's inbox. When the people running the building change, tell us who is taking over and we update the logins.
Can we try ComtyLink before the committee votes on it?
Yes. The 3-month free trial includes every feature and needs no credit card, so the committee can see it working on real requests before anyone votes to spend levy money. If your records are in another system, we migrate them at no cost.
We use another platform now. Can we switch?
Yes. We migrate your data for you at no cost, whether it's in MYBOS, BuildingLink, another platform or spreadsheets. There's no lock-in contract, and if you ever leave, we export your data at no cost.
